By now you know that I’m a big fan of the CCIM designation and organization. Once a month or so, we have a CCIM representative on the show to talk about the training and the brand.
March was no exception, and we had two real pros join us for a conversation. Danny Zelonker, SIOR, CCIM, and his partner Isabel Fine, CCIM, MBA, took seats behind the microphone to talk about how being a CCIM helps them work in one of Miami’s most eclectic areas – Wynwood.
“It gives you credibility. It’s like a CPA for accounting,” Zelonker said. “People know that when you have a CCIM behind your name, you know what you’re doing.”
Added Fine: “When you sit down and talk to a client, you can best evaluate the property that you’re either intending to buy or to list for the client.”
And clients, she said, are definitely evaluating Wynwood.
“To outsiders, it’s a bargain,” Fine said. “They see things we’re not aware of. They see value where a lot of the local people don’t see value.”
Zelonker said Wynwood is emerging as a technology hub. In fact, the building that once housed his garment manufacturing business is now the site of The Lab Miami, which bills itself as, “A Campus for Creative Entrepreneurs.”
The area is also attracting a lot of interest from investors from Europe and New York, he said.
“As an example, at 22nd and North Miami Avenue, which used to be Don Allen Chevrolet, there’s a gentleman from Mexico who bought two acres. He’s building these 3,000 square foot condos, 750 parking spots and retail. So it’s going to change the neighborhood,” Zelonker said.
Fine said Wynwood will, in time, become part of a complete redevelopment corridor that includes Midtown, Allapattah and World Center.
In keeping with the artsy feel of the area, landlords in Wynwood generally want tenants with a “funky vibe.” Something unique, and with a boutique feel.
We talked about a lot more, including the residential development challenges for Wynwood and how a change in the Miami 21 zoning might open things up.
